What Size Air Conditioner Do You Really Need?

Most people only buy an air conditioner once every 10 years or so, which means when the time does come, it’s easy to get it wrong. And one of the most common mistakes isn’t choosing the wrong brand or the wrong style. It’s choosing the wrong size!

A unit that’s mismatched to your space will run harder, cost more to operate and wear out faster than it should. Getting the sizing right from the start is one of the best investments you can make not just for comfort, but for long term value as well.

Why Room Size Is Only the Starting Point

Square metres give you a starting point, but they don’t tell the whole story. A room’s thermal behaviour depends on far more than its floor area.

Ceiling height matters because a high ceiling holds more air volume, which means more work for the system. Window placement matters as well because a room with large west facing windows will absorb significantly more heat than one that’s shaded all afternoon. Openplan layouts behave differently to enclosed rooms, even at the same size. And insulation quality changes everything because well insulated walls and ceilings slow heat transfer dramatically, while a poorly insulated space can undo the best sizing calculation entirely.

Roof colour, building materials, and even how often a room is used all feed into the real workload placed on an air conditioning system. Floor area is a starting point, not a finish line.

A Simple Calculation to Get Your Bearings

Before speaking to anyone, it helps to have a rough figure in mind. A widely used rule of thumb is to allow approximately 0.06 to 0.07 kW of cooling capacity per square metre of floor space. To use it, simply measure the length and width of your room, multiply them together to get the area, then multiply that by 0.06 or 0.07.

A 20 sqm bedroom for example, would sit somewhere around 1.2 to 1.4 kW. A 50 sqm openplan living and dining area might come out at 3.0 to 3.5 kW as a base figure. As a general guide, common room types tend to fall into these approximate ranges:

  • Small bedroom (up to 20 sqm): 1.5 – 2.0 kW
  • Medium bedroom or study (20–30 sqm): 2.0 – 2.5 kW
  • Large bedroom or small living area (30–40 sqm): 2.5 – 3.5 kW
  • Open-plan living or combined living and dining (40–60 sqm): 3.5 – 6.0 kW
  • Large open-plan area or multiple connected spaces (60 sqm+): 6.0 kW and above

These figures are a useful starting point, but they’re not the final answer.

Why the Numbers Need Adjusting

On the Sunshine Coast, conditions push those base figures higher more often than they bring them down. The Queensland climate means longer cooling seasons, higher humidity and afternoon heat that hits hard particularly in rooms that face north or west.

A room with poor ceiling insulation or a dark coloured roof above it will absorb significantly more heat than the base calculation accounts for. Large glass windows or sliding doors, especially without good blinds or tinting, can add meaningfully to the load. If the space is used frequently throughout the day, or if it connects to other areas of the home through open doorways, the system will need more capacity than the floor area alone suggests.

As a rough guide, you might add 0.5 to 1.0 kW for a room with heavy sun exposure, and consider going to the higher end of any range if insulation is limited or ceilings are above standard height.

The Cost of Getting It Wrong

An oversized unit will cool a room quickly, but it won’t stay comfortable. It cycles on and off repeatedly, creating fluctuating temperatures, reducing humidity control, and putting unnecessary strain on internal components. Over time, that translates to more breakdowns and a shorter lifespan.

An undersized unit has the opposite problem. It runs continuously at full load, struggling to keep up during extreme weather. Energy bills rise, the system wears out prematurely, and the space never quite reaches the temperature you need it to.

Neither outcome is inevitable. Both are the result of avoidable sizing decisions.
